The latest Residential Property Price Survey conducted by Bank Indonesia in the first quarter of 2026 indicates limited growth of residential property prices in the primary market. This was reflected by 0,62% (yoy) growth of the Residential Property Price Index (RPPI) in the first quarter of 2026, slightly lower than the 0,83% (yoy) growth recorded in the fourth quarter of 2025.
In terms of sales, the latest survey reveals increasing sales of medium residential units, while sales of small and large residential units remained weak. Overall, sales of residential property in the primary market contracted by 25,67% (yoy) in the reporting period, following 7,83% (yoy) growth in the fourth quarter of 2025.
Based on the financing sources, the internal funds of developers remained the primary source of financing residential property development, accounting for 80,66% of the total financing in the first quarter of 2026. On the consumer side, housing loans disbursed by the banking industry remained the preferred source of financing residential property purchases, accounting for 69,87% of total purchasing schemes.
