Residential Property Price Survey Quarter II - 2026: Limited Increase of Residential Property Prices

The latest Residential Property Price Survey conducted by Bank Indonesia in the second quarter of 2026 indicates limited increase in the annual growth of residential property prices in the primary market. This was reflected by 0.69% (yoy) growth of the Residential Property Price Index (RPPI) in the second quarter of 2026, higher than the 0.62% (yoy) increase recorded in the first quarter of 2026.

In terms of sales, the latest survey indicates an overall improvement in residential property sales in the primary market, contracting by a shallower 2.36% (yoy) following a 25.67% (yoy) decline in the previous quarter. The improvement was driven by higher sales of small and large residential units, while sales of medium units remained limited.

Based on the sources of finance, the internal funds of developers remained the primary source of financing residential property development, accounting for 73.28% of total financing in the reporting period. On the consumer side, housing loans disbursed by the banking industry remained the preferred source of financing residential property purchases in the primary market, accounting for 70.05% of total purchasing schemes.
